Woman Faces 36-Counts of Real Estate Fraud on 100 Properties

Anna Moskovyan, of Van Nuys and North Hollywood, is being held in lieu of $1.24 million bail.

Anna Moskovyan, 30, of Van Nuys and North Hollywood, remained in custody Monday on a 36-count felony real estate fraud charge related to more than 100 properties in Los Angeles County.

She is being held in lieu of $1.24 million bail.

False mechanic liens were allegedly recorded on properties in North Hollywood, Valley Village, Altadena, Canoga Park, Canyon Country, Cerritos, Diamond Bar, Downey, Hacienda Heights, La Canada, La Mirada, La Puente, Lakewood, North Hills, Northridge, Monterey Park, and Valencia, according to the Los Angeles County District Attorney’s Office.

Forged grant deeds were allegedly recorded on properties in Compton and South Los Angeles.

It is alleged by the District Attorney’s Office that between April 2010 and June 2012 Moskovyan:

  • Uncovered properties scheduled for tax lien sales and then recorded forged grant deeds at the County Recorder’s Office transferring ownership from the rightful owners to herself. Then, she allegedly claimed the the money left over after the properties were sold and the tax liens paid off.
  • Recorded dozens of phony mechanic’s liens, for painting work which was never done, on the titles of properties which were in foreclosure, according to the County District Attorney’s Office. Several financial institutions paid Moskovyan to remove the mechanics liens in order to clear the titles so the properties could be foreclosed upon and resold, investigators allege.
  • Transferred the ownership of two properties to herself by recording allegedly forged grant deeds. She then applied for, and received, loans using the grant deeds as collateral, according to the District Attorney's Office.

Search warrants were served at Moskovyan’s office in Glendale and her residence in North Hollywood where investigators found certified copies of the allegedly forged grant deeds and mechanic’s liens.

Moskovyan is scheduled to appear in Los Angeles Superior Court on April 16.
